Sometimes you get the dreaded showing request, that buyers are outside, and they would like to come in to see the house. Don't panic! With this cheat sheet, and a quick practice run, you 'got this'.
- Stuff: Always keep a bin in every room that gets used. When you have a showing request, place everything in the bin and put it in the closet. Then when you get home, you can just take the bin out and live again.
- Sound: Turn off the television and tune the radio (low volume) to a soft rock, middle of the road or classic rock station.
- Sight: Turn on every light in the house (day or night) and open every drape and blind (daytime only).
- Odors: Heat a pot of water on the stove and then drop in a few drops of vanilla. Don't go around spraying air freshener. Buyers will think you are covering something up.
- Kitchen: Wipe kitchen counters, place dirty dishes in dishwasher.
- Bathrooms: Wipe counters with Clorox wipes, flush and close toilets.
- Living/Family Rooms: Hide magazines, newspapers, and games; remove clutter. Put everything in your bin.
- Bedrooms: Make the beds. Put clutter in your bin and hide under the bed (not in closet).
- Exterior: Put away toys and clutter. Keep walkways clear.
- Children & Pets: They are a distraction, so send them outside.
- Goodbye: Sorry, but this is the single most important thing you can do in a showing to help sell your home! Even if the showing agent insists that it is okay to stay, you must leave. Buyers must get emotionally committed to your home to buy it and they cannot become emotional about "their new home" if you, the current owners, are "hanging around." Please, at the very least, go into the backyard. Elke always recommends just getting in the car, parking down the street, and when you see buyers leave go back home.
